In your Analog Frontend slides, it seems that you are interchanging Balun with transformer, isn’t there a difference? And when should we use each one?

Good question, a Balun is basically a specialize transformer, to convert balanced (differential) signals into unbalanced (Single-Ended) signal or vice versa. Construction wise, they are both identical and offer impedance transformation. However, some transformers can provide a bias voltage on the secondary side which can be critical in certain applications.
